Sellers: How to Price Your Home Right

Your list price is the single biggest factor in how quickly your home sells and how much you walk away with. Price too high and buyers scroll past; price too low and you leave money on the table. Here's how to land on the right number.

Start with a comparative market analysis

A comparative market analysis (CMA) looks at homes similar to yours that recently sold, are under contract, or are active nearby. I compare size, age, layout, lot, condition, upgrades and school district to estimate what a buyer is likely to pay for your home today.

Look at sold prices, not asking prices

Online estimates and neighbors' list prices are a starting point, but what matters is what buyers actually paid. Sold data, especially from the last few months, gives the most accurate picture of your local market.

Know what adds value

  • Updated kitchens and bathrooms

  • Fresh paint and flooring in neutral colors

  • Well-maintained roof, HVAC and foundation

  • Curb appeal and a clean, decluttered interior

Small fixes before listing often return more than they cost. I can help you decide which ones are worth it.

Watch the first two weeks

New listings get the most attention in their first days on the market. Showings, online views and feedback during that window tell us whether the price is landing. If needed, an early adjustment usually works better than waiting.
